Yes, certainly! If a home doesnt have regular maintenance and repairs addressed in a timely manner it can negatively impact the resale value. Even if repairs and renovations have been done to a home, if they arent done well or with return on investment considered, this too can depreciate a home’s value.

It really depends on the home and how well it was cared for and maintained. There were certainly quality materials and craftmanship found in many older homes, but there are newer more energy efficient technologies found in homes of today.

If you are planning to buy a property, it is best practice to contact your bank first to get pre-approved. During this process you will be asked to provide verification of income, any outstanding debts or financial liabilities. You may be required to make sure you income taxes are up to date and any taxes owing to be paid. Once you are pre- approved and you make and have an accepted offer on a property it usually takes 10 business days for a bank to give final approval that they will finance you for that specific property. The bank may require confirmation of its ability to be insured, of potable water and an appraisal. Your  REALTOR® and lawyer may require a confirmation of financing from your lender. 

Closing costs are the funds you will need to provide to your lawyer prior to closing over and above the funds that your lender will be forwarding to your lawyer. This can include your downpayment, fuel adjustments, deed transfer tax, property taxes owed to seller and lawyer fees.
